Standard tenant terms

Term & renewal

  • Standard initial terms of three to ten years for office, industrial, and retail space
  • Renewal options negotiated at market rate with 180-day written notice
  • Early occupancy and fixturing periods available for build-to-suit tenants

Rent & escalations

  • Base rent quoted per rentable square foot, payable on the first of each month
  • Annual escalations typically 2–3%, or indexed to CPI where negotiated
  • Triple-net (NNN) recovery of taxes, insurance, and common area maintenance

Security deposit

  • Standard deposit equal to one to three months of base rent
  • Held in a separate account and never commingled with operating funds
  • Letters of credit accepted from qualified corporate tenants
  • Returned within 30 days of surrender, less documented damage or arrears

Maintenance & use

  • Landlord maintains roof, structure, and building systems; tenant maintains premises
  • Permitted use, signage, and alteration standards defined per property
  • Certificate of insurance naming the landlord as additional insured required
